Despite his profitable company and earning potential, Dan was in despair of ever finding a mortgage lender, until he met SJP mortgage specialist, Harry. Here, they share their story.

Not only was Dan’s company expanding, so was his family. But when it came to finding a mortgage, he kept hitting a brick wall.

At 38, Dan is a successful self-made businessman, with a determination to get things done. He launched his own insurance brokerage five years ago, and already his workforce has grown to fifty five. With the business thriving, and a young family, Dan and his partner were more than ready to move up the property ladder – several rungs in one go.

“18 months ago, we decided we really needed to move,” says Dan. “With an eight year-old and a five year-old, we were bursting at the seams. Both of us wanted to step up two levels in the size of property we were looking for, rather than move once and then upsize again in a few years.”

But he never anticipated that his profitable and growing business enterprise would turn out to be a spanner in the works, when it came to getting a mortgage.

How do you find a mortgage when you’re not a ‘textbook case'?

Dan initially started looking for a suitable mortgage himself. But despite his professional and personal success, he kept hitting a brick wall.

“Because my company was still quite young, a lot of my assets were equities or shares in the business, rather than in cash,” he explains. “although we did have cash assets too. “

“Providers said they wouldn’t lend me the amount I wanted, mainly because I didn’t fit their criteria. I was asking for a mortgage based on my future earnings, and the equity in my business, as opposed to my salary. “

“I was struggling,” says Dan. “What I needed was a mortgage that wasn’t an off-the-shelf product, and I kept getting ‘computer says no.'

Meeting a like-minded mortgage specialist

Dan was introduced to Harry through his SJP financial adviser. Harry is one of SJP’s mortgage specialists – and like Dan, a passionate West Ham supporter. “That broke the ice! We bonded from the start over football and liked each other immediately.”

One step forward, two steps back

But as anyone who’s ever bought a house knows, it’s never over until the new keys are in your hand. After eight months of dragging their heels and delaying, Dan’s buyer pulled out. “It looked like I was back to square one,” says Dan. But there was a silver lining. During the wait, Dan and his partner had fallen in love with a different property. It really was their dream home – but the asking price was significantly higher.

“So I had to go back to Harry and say ‘Sorry – but can you negotiate for more money and restructure the deal!”

Once again, Harry’s many years of experience in the business came to the rescue, and the mortgage was agreed for the new sum. What Dan really appreciated wasn’t only Harry’s experience, it was his integrity throughout the process. “If Harry had ever said to me at any point ‘Dan, you’re not going to be able to find a mortgage to buy the property you want, then I’d believed him and perhaps had to search for a smaller or cheaper house.”

“But I never doubted that, if anyone could find the right mortgage for us, it would be Harry.”

The family is now well and truly settled in the property of their dreams – on a private estate just five minutes’ drive from the children’s school in a highly sought-after street. “And this property has a swimming pool too,” says Dan.

“Your house is probably the single biggest investment you’ll ever make. It was brilliant to have Harry watching my back. I wouldn’t have been able to do it by myself, to be honest. “

“I’ll definitely use Harry again if I’m buying another property in the next few years – not that I’m looking to!”
